In the most recent budget, the Government announced that an exemption for stamp duty land tax would be introduced for all bona fide first time buyers. The upshot of this is that if you are purchasing a property of a value in excess of £125,000.00 but less than £250,000.00 and you are a first time buyer, you will not have to pay any stamp duty land tax on your purchase. This relief is available from the 25th March 2010 until the 25th March 2012.
In order to qualify for the relief you must be purchasing an interest in land and intend to occupy the property as your main or only residence. Equally, you must not have owned property previously (whether in England or abroad). If one of two joint purchasers has previously owned property then this will prevent the exemption from being claimed. If you have inherited a property then this will preclude you from claiming the exemption too. There is no upper age limit.
As the Government have provided help and assistance to first time buyers, we have gone one stage further with our "First Time Buyer Deal". We appreciate how difficult it can be to get on the property ladder and so we have introduced this deal to help new purchasers.
We will act for first time buyers buying freehold property of any value for a fixed fee of £499.00 plus VAT and third party costs (such as searches and Land Registry fees) and on a "NO PURCHASE NO FEE" basis. This is a competitive deal that will run until March 2011.
Please note that if you are purchasing a leasehold property then our fee is £599.00 plus VAT and third party costs (such as searches and Land Registry fees) and on a "NO PURCHASE NO FEE" basis.
