Voluntary First Registration

A large proportion of land in England and Wales remains unregistered and therefore without ownership guarantee by the State. It is likely that in the ensuing years, the Land Registry will be encouraging voluntary first registration of title and there is even the prospect of compulsory registration of title.

If your property or land has not “changed hands” for a number of years, then there is the very real possibility that it is still unregistered. There are significant advantages in registering your property and land now, not least the fact that the Land Registry is offering a 25% discount on the Land Registration fee.

There are further benefits which are as follows:-

  • Registration saves time and reduces costs on a subsequent sale and the preparation of a Home Information Pack or HIP.
  • Registration reduces the amount of paper work that needs to be retained.
  • Registration provides the best form of legal protection available for land/property.
  • Registration offers a title guaranteed by the State.
  • Registration allows proper order of the estate for the family and future and permits greater access to the title.
