A little about Joanne
Joanne, who joined Mullis & Peake in May 2012, handles a wide range of commercial property matters and assists clients with the legal formalities concerning their commercial property transactions whether they be sales, purchases, leases or refinancing. She was promoted to Member in 2018 and has been head of the Commercial Property Department since 2017.
She also has extensive experience of residential conveyancing, including the sale and purchase of freehold and leasehold land, remortgages, transfers of equity, equity release, variations of leases and lease extensions.
Joanne has a LLB Hons in Law and Psychosocial Studies from the University of East London and passed the LPC with distinction.
In addition to her property work, Joanne also prepares Statutory Declarations for couples marrying abroad.

This year marks the centenary of the Law of Property Act 1925 (“LPA 1925”).
Prior to the LPA 1925, there were a number of legal estates in land making transactions convoluted and time consuming. Title was proved by studying decades of historical deeds, each filled with intricate terms. Unpicking and deciphering these deeds was complex and time consuming.

Where a Commercial Building Does Not Have a Heating System, Does It Now Require an Energy Performance Certificate When the Tenancy is Renewed?
The key regulations governing EPCs are the EPC Regs 2012, SI 2012/3118, and the Building Regs 2010, SI/2010/2214, which implemented the requirements of the recast EPBD Directive 2010/31/EU. The EPC Regs 2012 apply to all buildings across England and Wales.
