What is the new TA6 form and what it will mean to a seller
The TA6 is the Property Information Form completed by a seller which provides in-depth information about the property being sold such as boundary responsibility, disputes, planning and notices.
The TA6 form will be reviewed by the buyer’s conveyancers together with the legal title and they may look to raise specific applicable enquiries for further information and/or documentation as a result. The buyer will also be provided with a copy so that they can see what is and is not applicable to the property.
The TA6 has recently been updated and the new TA6 form offers several advantages over the previous form which was complex and confusing.
The new form has also now added a “not known” option which gives the sellers more flexibility to respond and provides less risk for them when answering the form on matters that they are unsure about.

Denise Tottman a conveyancing executive in our Residential Department states:
“The new form has been put in a more straightforward language which should aid a smoother transaction for conveyancers and sellers alike and to reduce complexity”
